Carpets are one of the most common sources of end of tenancy disputes. So do you need to get them professionally cleaned before you move out? It depends on what your inventory says.
Check your inventory first
If your check-in inventory records the carpets as “professionally cleaned” or “new”, the landlord can expect them back in a similar condition, allowing for fair wear and tear. If they were already worn or stained when you moved in, you shouldn’t be charged for that existing condition.
Vacuuming vs carpet cleaning
A thorough vacuum is part of every end of tenancy clean. But vacuuming won’t lift ground-in dirt, spills or marks from heavy traffic areas. That’s where proper carpet cleaning comes in.
What counts as fair wear and tear?
- Usually fair wear and tear: light flattening in walkways, gradual fading, minor wear from furniture
- Usually not: spills and stains, pet marks and odours, burns, heavy soiling
When carpet cleaning is worth adding
- The inventory says carpets were professionally cleaned at check-in
- You’ve had pets in the property
- There are visible marks or spills
- High-traffic areas like hallways and living rooms look noticeably dirtier
What it costs
With Nestro, carpet cleaning is £30 per room and can be added to any end of tenancy clean. Booking it at the same time means everything is done in one visit, before your check-out inspection.
