“How much will it cost?” is usually the first question we’re asked. Here’s a clear guide to end of tenancy cleaning prices in Surrey, Sussex and South London, and what affects the final figure.
Our end of tenancy prices
We price per job, not per hour, so you know the cost before we start:
- 1 bedroom — from £200
- 2 bedrooms — from £260
- 3 bedrooms — from £320
- 4 bedrooms — from £380
Oven cleaning is included in every end of tenancy clean. Carpet cleaning is available at £30 per room, and external window cleaning from £30.
What affects the price?
Property size and layout
Bedrooms are the easiest guide, but the number of bathrooms matters too. A two-bed flat with two bathrooms takes noticeably longer than one with a single bathroom.
Condition
Our prices are based on standard property condition. If a property has been neglected — heavy grease build-up, thick limescale, pet hair throughout — it takes more time. We’ll always tell you about any extra charge before we start, never after.
Extras
Carpets, upholstery, external windows and rubbish removal all add time. If your inventory says carpets were professionally cleaned at check-in, it’s worth adding carpet cleaning to avoid a deduction.
Why hourly pricing can cost more
Some cleaners charge by the hour. It sounds cheaper, but an end of tenancy clean on a three-bed house can easily take a full day or more, and you won’t know the final bill until the end. A fixed price removes the guesswork.
Watch out for “cheap” quotes
A very low price often means something is missing: the oven isn’t included, inside cupboards aren’t cleaned, or there’s no guarantee if the agent isn’t happy. Always ask:
- Is the oven included?
- Do you clean inside cupboards, fridges and appliances?
- Are you insured?
- What happens if the agent flags something?
With Nestro, the answers are yes, yes, yes (£5 million public liability) — and we come back within 48 hours to re-clean at no cost.
How our prices compare by property type
As a rough guide to what to expect:
- Studio or one-bed flat — the most common booking for tenants moving out of flats in towns like Redhill, Reigate, Crawley and Croydon. From £200.
- Two-bed flat or small house — our most booked size. From £260, with extra time allowed for a second bathroom.
- Three-bed family house — more rooms, more cupboards and usually more carpet. From £320.
- Four-bed house — a full day or more of work. From £380.

Is a professional clean worth the money?
Compare the cost of the clean with what’s at stake. Cleaning is one of the most common reasons for deposit deductions, and a landlord’s cleaning claim can include the cost of bringing in their own cleaner. A professional clean to inventory standard — with a guarantee to come back if anything is flagged — gives you the strongest position.
It also saves you a long, tiring day right in the middle of your move.
Ways to keep the cost down
- Move everything out first — an empty property is quicker to clean
- Keep on top of the oven and limescale during your tenancy so there’s less build-up
- Only add carpet cleaning if you need it — check your inventory
- Book in advance so you’re not paying for a rushed alternative
What’s included in the price
Every Nestro end of tenancy clean includes the full kitchen (with the oven), bathrooms, bedrooms and living areas, inside cupboards and appliances, skirting boards, frames, switches and internal windows. Read the full list in what does an end of tenancy clean include?

Quick answers
Is the oven really included?
Yes. Oven cleaning is included in every Nestro end of tenancy clean — it isn’t an add-on. (For deep cleans in lived-in homes, it’s available for £50.)
What if the property is heavily soiled?
Our prices assume standard condition. If a property needs significantly more time, we’ll tell you and agree any extra charge before we start — never after the job.
Can I add carpet cleaning?
Yes, carpet cleaning is £30 per room and can be added when you book, so everything is done in one visit before your check-out.
Do you charge extra for travel?
We cover Surrey, Sussex and South London as standard. If you’re outside that area, get in touch and we’ll tell you honestly whether we can help.
