Deep Cleaning Before Selling Your House: A Guide for Sellers

Why a deep clean before listing helps your home sell, which rooms matter most to buyers, and how to time it with photos and viewings.

When you’re selling a house, first impressions are everything. Buyers form an opinion within minutes of walking through the door — often before that, from the listing photos. A deep clean is one of the simplest and most cost-effective things you can do to present your home at its best.

Why cleanliness matters to buyers

Buyers aren’t just looking at the size of the rooms. They’re imagining themselves living there and, consciously or not, judging how well the home has been looked after. Grime around taps, greasy kitchen cupboards or dusty skirting boards can make a buyer wonder what else has been neglected.

A clean home, on the other hand, feels cared for, brighter and more spacious. It photographs better, shows better, and helps buyers focus on the property rather than the mess.

Timing your deep clean

The best time for a deep clean is after decluttering but before the listing photos. That way the photos show your home at its best, and you only need light maintenance cleaning before each viewing.

  • Step 1: Declutter and pack away anything you don’t need day to day
  • Step 2: Book your deep clean
  • Step 3: Have photos taken while everything is spotless
  • Step 4: Keep on top of it with quick cleans before viewings

The rooms buyers care about most

The kitchen

The kitchen is often the room that sells a house. Buyers open cupboards, look at the hob and peer into the oven. Focus on:

  • Degreasing the hob, extractor hood and splashback
  • Wiping cupboard doors and handles
  • Descaling the sink and taps until they shine
  • Cleaning the oven (available as a £50 add-on to our deep cleans)
  • Clearing worktops as much as possible

Bathrooms

Limescale, mould in the grout and a grubby shower screen are instant turn-offs. A deep clean that fully descales screens, tiles and taps and polishes chrome makes a bathroom look years newer.

The entrance and hallway

It’s the first space buyers see. Clean the front door, skirting boards, light switches and floors, and make sure it smells fresh.

Living areas and bedrooms

Dust skirting boards, door frames, window sills and light fittings. Clean internal windows to let in as much light as possible. Vacuum under furniture and consider carpet cleaning for high-traffic areas.

Small details that make a big difference

  • Windows and glass — clean glass makes rooms feel brighter
  • Light switches and door handles — grubby marks are surprisingly noticeable
  • Smell — a clean home smells neutral and fresh, not heavily perfumed
  • Grout and sealant — clean lines in bathrooms and kitchens look well maintained
  • Carpets — freshly cleaned carpets lift a whole room

Selling a rental property?

If you’re a landlord selling a property after tenants have moved out, an end of tenancy clean is usually the better choice. It covers inside every cupboard and appliance in an empty property, and oven cleaning is included as standard.

Selling an inherited or neglected property?

If a property has been empty for a while or hasn’t been cleaned in some time, some rooms may need more than a standard clean. We deep clean heavily soiled rooms individually on a custom quote, once we’ve seen the condition. Read more about heavily soiled rooms.

Don’t forget the outside

Kerb appeal starts before buyers reach the door. While it isn’t part of an interior deep clean, it’s worth making sure the front door, door furniture and windows are clean, the path is swept and bins are tucked away out of sight.

Common mistakes sellers make

  • Cleaning before decluttering — you end up cleaning twice
  • Leaving it until after the photos — the listing is where most buyers first see your home
  • Masking smells with strong air fresheners instead of cleaning the source
  • Forgetting inside cupboards — buyers do open them
  • Ignoring small repairs — a clean home with a dripping tap still looks tired
Getting ready to list? Tell us your photo date and we’ll schedule your deep clean just before it. Nestro deep cleans start from £190 with fixed prices, and weekend slots are often available.

Keeping it viewing-ready

Once the deep clean is done, keeping the house presentable is much easier. Before each viewing, give the kitchen and bathroom a quick wipe, empty the bins, open the windows and do a fast vacuum. That’s all it takes to keep your home looking the way it did in the photos.

Quick answers

Should I clean before or after the estate agent visits?

Before the photos is what matters most. A valuation visit is less critical, but a clean, tidy home always makes a better impression.

Is a deep clean worth it if I’m selling an empty house?

Yes — empty rooms show every mark and speck of dust. For an empty property, an end of tenancy-style clean is usually the best fit.

Can you clean just before completion for the buyers?

Yes. Many sellers book a final clean after they’ve moved out so the new owners walk into a clean home.
